Apartments
We complete apartment valuations throughout Florida for a variety of clients. Over the last five years we have completed over 200 apartment complex appraisals. We have appraised everything from small garden style apartments to fractured condominium apartments and student housing. We even have experience in completing HUD Rent Studies. The bulk of our experience is in the two story garden style apartments. We can include apartment market overviews which detail competitive properties, vacancy, rents, unit types, unit type rents, amenities and concessions. High End Residential
Our firm has numerous years of experience appraising Luxury homes. We have completed appraisals of homes throughout South Florida, the Treasure Coast and Space Coast. A majority of the high end residential properties appraised have been located in South Florida areas such as estate homes on Palm Beach, Boca Raton and Jupiter Island. Luxury homes have also been appraised in areas such as Wellington, West Palm Beach, Jupiter, Jensen Beach, Melbourne Beach and Orlando. We regularly appraise homes with values in excess of $5,000,000 to homes of approximately $100,000,000 with many of the homes between $30,000,000 and $50,000,000. Typical clients include individuals, lenders, trusts & estates and attorneys for litigation in divorces and other legal matters.
Hotel / Motel
Our firm has extensive knowledge in the Hotel/Motel market in Florida. Over the past five years we have appraised over 200 hotel/motel properties. We have appraised everything from a local boutique hotels to luxury full-service properties. However, the bulk of our experience is in the limited service hotel market. Our fees generally include a Smith Travel Research Report that is ordered specifically for the Subject Property's competitive set.
